As a founding partner, Holton brings over 14 years of experience to CommunitySmith in commercial real estate development, historic redevelopment and preservation, commercial brokerage, public-private partnerships, acquisition due diligence, and economic development.
With an intimate knowledge of both public and private interests, Holton thrives on understanding the nuances of every project and working to successfully triangulate the needs of all involved.
Holton’s past experience includes joining Empire Properties (Raleigh, NC) in 2007 as Brokerage Services Manager. In this role he was integral in the management of a 650,000 square-foot historic redevelopment portfolio of commercial properties in Downtown Raleigh, Downtown Durham and other emerging markets.
Holton led numerous lease negotiations, expansions, buyouts and restructurings for local, national and global companies. The result of these efforts was a 10% increase in portfolio occupancy during one of the most challenging real estate markets in decades. He also played a key role in acquisition due diligence and project management of Empire’s development pipeline, overseeing the team’s environmental assessment work and grant funding opportunities.
Prior to that, Holton served as Principal at Arbor Equity (Raleigh, NC), an organization he co-founded to concentrate on adaptive reuse through the remediation and sustainable redevelopment of brownfields. His vision and leadership led to such projects as the transformation of a 25,000 square-foot, environmentally impacted warehouse into a fully leased asset – doubling its value in one year.
Holton recently served a two-year term as Board President of the Research-Triangle Chapter of NAIOP (Commercial Real Estate Development Association). He serves on the 2014 National Tax & Finance Subcommittee and previously served on NAIOP’s National Industry Trends and Developing Leader Diversity Task Forces.
Holton earned his bachelor’s degree in Journalism and Mass Communications from the University of North Carolina at Chapel Hill in 2000. Holton is a licensed NC Real Estate Broker and maintained active status as a Broker-In-Charge since 2002.
